Newer communities along US 301
Riverview is unincorporated Hillsborough County, south of Brandon along US 301 and Big Bend Road, with the Alafia River running through it. From the Tampa base it is about 21 minutes via the Selmon and US 301.
Large master-planned communities define the area, among them Panther Trace, South Fork, Summerfield and Waterleaf. Plenty of homes are new construction, so backyards often start as bare lawn waiting for a patio or a pool deck.
Patios, extensions and pool decks for new construction
A new home usually comes with a basic driveway and a small slab at the back door. Owners then add a paver patio, a driveway extension for another car or a boat, or a pool deck around a screened cage.
Pavers handle most of the design requests, since a patio can be laid out to suit the house and the pool. Decide on colors and patterns early, because an HOA may ask to see them.

- Driveway extensions
- Walkways to side yards
- Slabs for sheds and equipment
Do you need HOA approval first?
Probably, yes. Riverview is HOA-heavy, and most of the large communities want architectural approval before a patio, extension or pool deck goes in. James knows how to prepare that proposal for customers.
Permits come from Hillsborough County, since Riverview is unincorporated. The soil is sandy and water tables run high in places, so slope and drainage get planned on every pad before the first yard of concrete arrives.
Booking a Riverview estimate
Call (813) 938-0930 or send the form. James books a free estimate, visits the lot, measures, and talks through layouts and materials. Bring your HOA guidelines and a photo of the look you want, and he will work from there.
If your HOA wants a proposal, he helps assemble it before any work begins. The crew then schedules the install, builds the base, and tidies the yard when the job is finished.
Riverview questions
Will my Riverview HOA approve a paver patio?
That depends on your community’s rules, and most of the large communities here review hardscape first. James can help you prepare the submission, and bringing the HOA guidelines to the free estimate gets it started.
